The job

The checks behind a recommendation

A shortlist is a set of questions. Is the lot in a flood or bushfire overlay? Has anyone lodged or been approved for work on it? What zone is it in, how big is it, and how much does it fall? The answers are public, but spread across state and council sites that each work differently.

The Site Report gathers them from the address. It lists the hazard overlays that touch the lot and the share they cover, the DA history from the council in supported councils, the zone, lot area and tenure, with contours drawn on the lot map and in the DXF.

For a client who wants something in writing, it is one PDF with the source and fetch date for every section. For a property you are watching, a plan notifies you when something new is lodged.

Is the report a building and pest or planning certificate?

No. It is research from public government and council records. It does not replace an inspection, a planning certificate, a title search or professional advice.

Can I send the report to my client?

Yes. It is a PDF emailed to you with a DXF of the lot, zipped together. Forward it or attach it to your own advice.

Which states are covered?

The $29 report is available in Queensland, New South Wales, Victoria, South Australia, Tasmania and the ACT. Land valuations are included for Queensland properties.

Can I check an address before paying?

Yes. Enter the address, see the lot on a map and the sections the report will include, then decide.

What if I check a lot of properties?

A subscription includes unlimited lookups and Site Reports, from $49 a month with a 14-day free trial. If you subscribe within 14 days of buying a report with the same email, the $29 is credited.
